Roofing Shingles primer. Most roofing shingles in our markets of Boston, Quincy and the south shore, and of New England in general are composed of asphalt roofing shingles. They are inexpensive compared to other roofing products and can boast from 25 to 50 year, or even lifetime warranties. But roofing shingles and their ultimate longevity depend on the rest of the roofing system and the quality and skill with which it was installed.
Most roofing shingles installed these days are architectural style roofing shingles. They have replaced the older 3-tab style. The main reason for this is that for a price that may be within 3%, architectural roofing shingles have 30-50 year warranties while 3-tab style roofing shingles are generally around 20. No matter which style you choose, make sure the rest of the system is intact. The roofing shingles must have an underlayment by code and to remain under warranty. The reason for this is two fold, the underlayment provides a decoupling between the wood sheathing and the roofing shingles themselves. The other reason is for moisture control. When warm moist air from the house permeates through the attic and hits the cold back of the roofing shingles it can create condensation and moisture which can propagate decay and rot.
In additional to underlayment, below the roofing shingles should be ice and water shield to prevent ice dams and flashing around any roof protrusions to prevent water infiltrations.
